AC Not Cooling? 9 Common Causes in UAE Homes (and What to Do)

Few things are worse than an AC that runs all day but leaves the room warm, especially in a UAE summer. The good news is that many causes are simple. Here are the nine we see most often, starting with the ones you can check yourself.

1. Dirty air filters

Dust is the number one enemy of ACs in the UAE. A clogged filter blocks airflow, so the room never cools and the coil can even freeze. Switch the AC off, open the front panel, slide out the mesh filters and wash them with lukewarm water. Let them dry fully before refitting. In summer, do this every 2–4 weeks.

2. Wrong thermostat or mode settings

Check the remote is on Cool (not Fan, Dry or Auto) and set to about 24°C. Replace the remote batteries if the display is faint. In apartments with central cooling, check the wall thermostat as well.

3. Blocked or dirty outdoor unit

The outdoor unit releases heat from your home. If its coil is covered in dust or its fan is blocked by boxes or plants, the AC cannot cool. Keep at least half a metre clear around it. A professional coil wash removes dust that a hose cannot reach.

4. Low refrigerant (a gas leak)

An AC does not "use up" gas. If the refrigerant is low, there is a leak, often at the flare joints or the coil. Signs include ice on the pipes, hissing, and warm air. A technician should find and repair the leak, vacuum the system and recharge it by weight. Topping up without fixing the leak only buys a few weeks.

5. Failed capacitor

The capacitor gives the compressor and fan motor the kick they need to start. UAE heat wears capacitors out quickly. If the outdoor fan does not spin or the unit hums but does not start, the capacitor is a likely suspect. It is a quick, inexpensive repair, but it stores electricity, so leave it to a technician.

6. Frozen evaporator coil

Ice on the indoor coil or on the copper pipes means airflow is restricted or gas is low. Switch the AC to Fan mode for a few hours to defrost it, clean the filters, and if it freezes again, call for service.

7. Faulty fan motor

If the indoor fan is weak or noisy, or the outdoor fan stops, the system cannot move heat. Worn bearings and burnt windings are common after a few summers of heavy use.

8. Sensor or PCB fault

Inverter ACs rely on temperature sensors and electronic boards. A faulty sensor can make the AC think the room is already cold. An error code or a blinking light on the indoor unit usually points to the problem.

9. Undersized or ageing unit

Sometimes the AC is simply too small for the room, or it is over 10–12 years old and has lost efficiency. A technician can measure the temperature difference across the coil and tell you honestly whether repair is worthwhile.

When to call a technician

  • Ice on the pipes or coil keeps coming back
  • Water leaks from the indoor unit
  • The breaker trips when the AC starts
  • The outdoor unit is silent, humming or making grinding noises
  • Clean filters did not fix the cooling
